The Tenant and/or the Occupant shall comply with the following House Rules and all conditions rules and regulations from time to time prescribed by the Landlord (the “House Rules”) for the management and control of the Property and of the building and for the use or operation of the common parts of the building.
爲了該物業和大廈的管理和控制,以及大廈公用部分的使用和操作,租客及/或住戶須遵守以下《物業規則》及業主不時訂立的所有條款規則和規定(以下統稱為「物業規則」)。
1. Keys
鑰匙
At the commencement of the Tenancy Agreement, the Landlord will deliver all the key(s) and/or key card(s) giving access to the Property to the Tenant. The Tenant is reminded that the Landlord does not retain any spare key(s) and/or key card(s) to the Property. If the Tenant and/or the Occupant loses the key(s) and/or key card(s), the Tenant shall at its sole costs and expense arrange for the change or replacement of the electric door lock. The Tenant shall ensure that all key(s) and/or key card(s) are returned to the Landlord on determination of the Tenancy Agreement. If the Tenant is unable to return all the key(s) and/or key card(s) to the Landlord on determination of the Tenancy Agreement, the Tenant will be required to bear the replacement cost of the key(s) and/or key card(s) and the costs for the change or replacement of the electric door lock.
在租約生效時,業主將向租客交付所有可進入該物業的鑰匙及/或匙卡。租客需注意業主不保留該物業的任何備用鑰匙及/或匙卡。若租客及/或住戶遺失鑰匙及/或匙卡,租客須自行安排更換電子門鎖,且費用自理。租客須確保所有鑰匙及/或匙卡在租約結束後交還給業主。若租客未能在租約結束後將所有鑰匙及/或匙卡交還給業主,租客將須承擔鑰匙及/或匙卡及電子門鎖的更換費用。
2. Pets
寵物
The Tenant and/or the Occupant shall not keep any pets or animals in the Property without prior written consent of the Landlord.
除非得到業主書面同意,否則租客及/或住戶不得在該物業內飼養任何寵物或動物。
3. Prohibited Activities
禁止的活動
(a) The Tenant and/or the Occupant shall not use the Property or any part thereof for any illegal or immoral purpose.
租客及/或住戶不得將該物業或其任何部分用於任何非法或不道德用途。
(b) No commercial activity of any sort may be conducted at the Property except with the prior written consent of the Landlord, including but not limited to any form of advertising, soliciting or selling of goods or services, distribution of flyers, party activities with crowds of people gathering, etc. at the Property.
除非事先得到業主的書面同意,否則租客不得在該物業進行任何形式的商業活動,包括但不限於在該物業進行任何形式的廣告、招攬或銷售商品或服務、派發傳單、群體聚會活動等。
(c) The following activities are prohibited at the Property:
租客禁止在該物業內作下列活動:
(i) to keep or store or cause or permit or suffer to be kept or stored any arms, ammunition, unlawful goods, gun powder, saltpetre, kerosene or other explosive or combustible substance on or in any part of the Property;
在該物業的任何部分管有或存放或導致或允許或容許保留或儲存任何軍械、彈藥、非法物品、火藥、磺硝、汽油或其他有爆炸性或可燃物品;
(ii) to do or cause or permit or suffer to be done anything in or upon the Property or any part thereof which may at any time be or become a nuisance annoyance damage or disturbance to the Landlord or the tenants or occupiers of the neighbouring premises or in anywise against the laws or regulations of Hong Kong; or
在該物業或其任何部分於任何時間作出或導致或允許或容許作出任何可能對業主或鄰近物業的租客或住戶造成滋擾、煩擾、損害或干擾,或在任何方面違反香港的法律或法規;或
(iii) to do or cause or permit or suffer to be done any act deed matter or thing whatsoever in contravention of the covenants terms or conditions of the Government Lease under which the Property is held from the Government or of the relevant Deed of Mutual Covenant and/or Management Agreement of the building (if any).
作出或導致或允許或容許作出任何違反政府租契(即政府持有該物業的契約)或有關的大廈公契及/或大廈管理協議(如有) 的行為或事情。
(d) Religion of individual residents will be respected. However, the Tenant and/or the Occupant is not allowed to install permanent shrine at the door entrance or burn joss stick in common areas.
個別住客的宗教信仰將受到尊重。但租客及/或住戶不得在門口設置永久性的神位或在公用部分燒香。
4. No Obstruction
不得阻礙通道
(a) The Tenant and/or the Occupant shall not put or place any dust-bins, garbage-cans, furniture, chattels, packing cases, boxes, goods or any other things in the staircases, landings or other common passages in the building.
租客及/或住戶不得將任何垃圾桶、垃圾箱、傢俱、實產、包裝箱、盒子、貨物或任何其他物品放置於樓梯、梯間或大廈其他公用通道。
(b) The Tenant and/or the Occupant shall not obstruct or store, or leave any articles (including mats, shoes, baby strollers, shoes racks, bicycles and the like) in the common areas causing obstruction. Articles left in the common areas will be removed by the management office without prior notice and the cost of removal will be charged to the Tenant or the Property concerned.
租客及/或住戶不得在公用部分阻塞或存放,或留下任何物品(包括地毡、鞋子、嬰兒車、鞋架、單車等)以造成阻塞。擺放在公用部分的物品將由管理處清除而無需事先通知,清理費用將向有關租客或所屬物業收取。
(c) The Tenant and/or the Occupant shall not block or obstruct fire exits or passages in any part of the building. Refuge Floor is located on the roof.
租客及/或住戶不得堵塞或阻塞大廈任何部份的消防出口或通道。庇護層(避火層)位於天台。
5. Registration with Management Office
向管理處登記
Any personnel working in the Property for the Tenant and/or the Occupant, such as a babysitter or housemaid, must be registered at the Landlord’s management office and is required to provide a copy of his/her identification card for record purposes.
任何在該物業內為租客及/或住戶工作的人士,如保姆或女傭,必須在業主的管理處登記,並須提供其身份證影印本作記錄用途。
6. Maintenance and Repair
保養及維修
(a) The Tenant and/or the Occupant shall ensure that the Property is clean and empty of rubbish daily and that all rubbish is disposed of and placed in the rubbish bin supplied or location designated by the Landlord for that purpose.
租客及/或住戶須確保每日清潔該物業及清掉垃圾,並將所有垃圾丟棄和棄置在所提供的垃圾桶或業主指定的地點内。
(b) The Tenant and/or the Occupant shall constantly maintain and keep the whole of the interior of the Property and every part thereof in good clean and proper repair and condition (fair wear and tear excepted) including, but not limited to, all doors, windows, skylights, light bulbs, locks, hinges, bolts, ceilings, floors, water pipes, water closets, water taps, water heaters, electrical installations and wirings, the Landlord’s provisions and all the Landlord's fixtures and fittings therein.
租客及/或住戶須經常保養和保持整個物業內部及其每一部份良好、清潔和適當的維修狀況(自然損耗除外),包括但不限於其內所有門、窗、天窗、燈泡、鎖、鉸鏈、螺絲、天花板、地板、水管、座廁、水龍頭、熱水器、電力裝置和電線、業主提供的物資和所有業主的固定裝置和設備。
(c) In the event of any of the drains of the building becoming choked or stopped up owing to careless use by the Tenant and/or the Occupant, the Tenant and/or the Occupant shall pay the cost incurred by the Landlord in cleansing and clearing the said drains from obstruction.
若因租客及/或住戶的不小心使用而大廈的任何排污渠遭阻塞或堵塞,租客及/或住戶須支付業主為清理和疏通上述堵塞排污渠所產生的費用。
7. Interior and Exterior of the Property
物業的內部和外部
The Tenant and/or the Occupant shall not:
租客及/或住戶不得:
(a) erect, remove or alter any existing fittings and fixtures partitioning or other facilities or installation of whatever nature provided by the Landlord in the Property or any part thereof nor to install any additional fittings or fixtures;
在該物業或其任何部分豎立、拆除或改變任何現有的裝置、固定設備、設施,或其他在該物業内由業主提供的任何性質的設施或裝置,亦不得安裝任何額外的裝置或固定設備。
(b) make or permit to be made any structural alterations in or additions to the Property or to the electrical wirings installations or other Landlord's fixtures and fittings nor to cut maim or injure or suffer to be cut maimed or injured any doors windows walls beams structural members or other fabric thereof; and
對該物業或電線裝置或其他業主的固定裝置和設備進行或允許進行任何結構上的改動或加設,亦不得切割或損害或遭受切割或損害任何門、窗、牆、樑、結構構件或其他所屬基本結構;及
(c) exhibit or display within or on the exterior of the Property any writing sign poster signage flag or other device whether illuminated or not which may be visible from outside the Property.
在該物業內部或外部展示或陳列從該物業外部可見的任何書面標誌、海報、招牌、旗幟或其他裝置,不論有否亮燈。
8. The management office will not undertake to remove or dispose of anything other than normal daily household refuse. The Tenant and/or the Occupant must therefore arrange for themselves the disposal/removal of large items (such as furniture) from the Property, or through cleaning contractor at their own costs.
管理處將不承擔清除或處理除正常的日常家居垃圾以外的任何東西。因此,租客及/或住戶必須自行安排處理/清除物業內的大型物品(如傢俱),或可經由自行支付的清潔承辦商處理。
9. The Tenant and/or the Occupant shall pre-book with the management office the elevator for loading and unloading purpose on the days of moving in and moving out and also for delivery of large-sized object in advance. At least 24 hours prior notice should be given to the management office. The Tenant and/or the Occupant and/or their agents shall take full responsibilities to prevent any damages to the building’s facilities and shall be liable to compensate the Landlord for any damages. Any packing materials have to be cleared from the building once the move/ delivery is completed.
租客及/或住戶須事先向管理處預訂電梯,以便在搬入和遷出的日子裝載物品和運送大型物件。租客及/或住戶須至少提前24小時通知管理處。租客及/或住戶及/或其代理人須為防止大廈設施遭受任何損害承擔全部責任,並有責任向業主賠償任何損失。搬遷/交付完成後,任何包裝物料均須棄置及從大廈內移走。
10. All the properties are carefully designed and fitted with the Landlord’s Fittings, Finishes and Appliances. The Tenant and/or the Occupant are, in general, not allowed to alter any fitting out of the interior of the properties. Any decoration proposal, including painting of the walls and installation or fixing of articles onto the interior of the properties will be subject to the prior approval of the Landlord and the management office.
所有物業的內部均經細心設計,並配以業主的裝修、裝飾和器具。一般而言,租客及/或住戶不得改變物業內部的任何裝修配置。任何裝修提案,包括在牆壁上油漆及在物業內安裝或固定裝設物品,均須獲得業主和管理處事先批准。
11. Landlord’s Rights
業主的權利
(a) The Tenant and/or the Occupant shall permit the Landlord and all persons authorized by it to have access to the Property.
租客及/或住戶須允許業主及其授權的所有人士進入該物業。
(b) The Tenant shall permit the Landlord to use and maintain existing pipes and conduits in and through the Property (if any). The Landlord or its agent shall have the right to access to the Property at all times to examine the same.
租客須允許業主使用和維修現有在物業內和通過物業的喉管和管道(如有)。業主或其代理人有權在任何時間内進入該物業進行檢查。
(c) The Landlord reserves the right to name or re-name the building with any such name or style as in its sole discretion may determine and at any time and from time to time to change alter substitute or abandon any such name without the same constituting any actual or constructive eviction of the Tenant and without incurring any liability to the Tenant therefor.
業主有權自行決定以任何名稱或風格來命名或重新命名大廈,並可在任何時候和不時地改變、更改、替代或放棄任何大廈名稱,但這並不構成對租客作出任何實際或法律構定的驅逐,亦不會就此向租客承擔任何責任。
12. The Landlord may add, amend and delete any of the above rules and guidelines from time to time without prior notice to the Tenant.
業主可不時增加、修改和刪除上述任何規則和準則,並無需事先通知租客。
If at any time any provision of these House Rules is or becomes illegal, invalid or unenforceable in any respect, the remaining provisions of these House Rules shall in no way be affected or impaired as a result thereof.
若在任何時候本物業規則的任何條款在任何方面屬或成為非法、無效或不可執行,本物業規則的其餘條款不會因此而受到影響或削弱。
The Tenant is not prohibited from having a barbecue on the terrace. However, the Landlord reserves the right to restrict, prohibit or terminate any activity at the terrace if any such activity may be or becomes a nuisance, annoyance or disturbance to the Landlord or to the tenants or occupiers of other premises in the building or the neighborhood.
租客可在陽台上進行燒烤活動。但若任何活動可能會或對業主或在該物業或附近處所的其他租戶或佔用者造成滋擾、煩擾或干擾,業主可限制、禁止或終止該活動進行或繼續進行。
The Tenant is not prohibited from having a barbecue on the terrace. However, the Landlord may advice the Tenant to avoid reserves the right to restrict, prohibit or terminate any activity at the terrace if any such activity may be or becomes a nuisance, annoyance or disturbance to the Landlord or to the tenants or occupiers of other premises in the building or the neighborhood.
租客可在陽台上進行燒烤活動。但若任何活動可能會或對業主或在該物業或附近處所的其他租戶或佔用者造成滋擾、煩擾或干擾,業主會作出勸喻。如情況沒有改善,業主可限制、禁止或終止該活動進行或繼續進行。
For units from 2nd Floor to 25th Floor in Peach Blossom

The Tenant and/or the Occupant shall comply with the following House Rules and all conditions rules and regulations from time to time prescribed by the Landlord (the “House Rules”) for the management and control of the Property and of the building and for the use or operation of the common parts of the building.
爲了該物業和大廈的管理和控制,以及大廈公用部分的使用和操作,租客及/或住戶須遵守以下《物業規則》及業主不時訂立的所有條款規則和規定(以下統稱為「物業規則」)。
1. Keys
鑰匙

2. Pets

The Tenant and/or the Occupant shall pre-book with the management office the elevator for loading and unloading purpose on the days of moving in and moving out and also for delivery of large-sized object in advance. The Tenant and/or the Occupant and/or their agents shall take full responsibilities to prevent any damages to the building’s facilities and shall be liable to compensate the Landlord for any damages. 10. All the properties are carefully designed and fitted with the Landlord’s Fittings, Finishes and Appliances. The Tenant and/or the Occupant are, in general, not allowed to alter any fitting out of the interior of the properties. 11. Landlord’s Rights

(a) The Tenant and/or the Occupant shall permit the Landlord and all persons authorized by it to have access to the Property.

(b) The Tenant shall permit the Landlord to use and maintain existing pipes and conduits in and through the Property (if any). The Landlord or its agent shall have the right to access to the Property at all times to examine the same.
租客須允許業主使用和維修現有在物業內和通過物業的喉管和管道(如有)。業主或其代理人有權在任何時間内進入該物業進行檢查。
(c) The Landlord reserves the right to name or re-name the building with any such name or style as in its sole discretion may determine and at any time and from time to time to change alter substitute or abandon any such name without the same constituting any actual or constructive eviction of the Tenant and without incurring any liability to the Tenant therefor.
業主有權自行決定以任何名稱或風格來命名或重新命名大廈,並可在任何時候和不時地改變、更改、替代或放棄任何大廈名稱,但這並不構成對租客作出任何實際或法律構定的驅逐,亦不會就此向租客承擔任何責任。
12. The Landlord may add, amend and delete any of the above rules and guidelines from time to time without prior notice to the Tenant.
業主可不時增加、修改和刪除上述任何規則和準則,並無需事先通知租客。
If at any time any provision of these House Rules is or becomes illegal, invalid or unenforceable in any respect, the remaining provisions of these House Rules shall in no way be affected or impaired as a result thereof.
若在任何時候本物業規則的任何條款在任何方面屬或成為非法、無效或不可執行,本物業規則的其餘條款不會因此而受到影響或削弱。
